IV2 Escrow provides a secure way to transfer funds, documents, and property ownership between the buyer, seller, and lender (when applicable).

As a neutral third party, we hold funds and documents related to the sale of a property until all conditions of the sale have been met. In addition we complete inspections, title search, zoning and lot map verification, as well as other contingencies outlined in the purchase agreement.

The escrow process begins when the buyer and seller agree on the terms of the sale and the buyer provides a deposit (also held in escrow). IV2 then conducts a title search to ensure the property title is clear and can be transferred to the buyer. The buyer and seller then sign a purchase agreement, and the buyer secures a mortgage loan, if necessary.

During the escrow period, IV2 works with the buyer, seller, and lender to ensure all conditions of the sale are met. Once all contingencies are resolved, the buyer and seller sign the closing documents, and the buyer transfers the remaining funds to the escrow account. IV2 then distributes the funds and documents to the appropriate parties, including the seller, lender, and title company.

IV2 Escrow provides a secure and efficient way to complete real estate transactions, protecting both the buyer and seller from fraud or misrepresentation. Escrow fees may be paid by the buyer or seller, or shared amongst both parties, as outlined in the purchase agreement.
